What Is a Mortgage Takeover?

A Mortgage Takeover (also called a mortgage transfer or mortgage assumption, depending on the lender's terms) is a process where a buyer takes over an existing mortgage on a property from the current owner instead of applying for a completely new loan.

How It Works

✅ Property owner has an existing mortgage.

✅ Buyer agrees to purchase the property.

✅ The bank evaluates and approves the buyer's ability to repay the loan.

✅ Once approved, the buyer assumes responsibility for the remaining mortgage balance and monthly repayments.

Simple Example

A homeowner has a mortgage balance of KES 6 million remaining on a property worth KES 8 million.

A buyer agrees to purchase the property:

  • Takes over the KES 6 million mortgage (subject to bank approval).
  • Pays the seller the agreed difference/equity amount.
  • Continues making the monthly mortgage repayments to the bank.
